SP 23-04 Center Market
The application is for a Site Development review Land Use entitlement for the redevelopment (demolish and rebuild) of the existing Center Market convenience store. The new structure is proposed to be 5,225 square feet, 3,780 square feet will be the new convenience store, 1,178 square feet is designated for a future retail/commercial tenant that is not identified at this time. The project also includes new pavement, parking areas, a basin, a plaza, new landscaping, a kitchen for the preparation of hot meal items, and the relocation of the driveway on NE Old Salem Road. The project would require the removal of several mature trees. The applicant is proposing the development of the site in three phases:
- Phase 1 proposes:
- The construction of the new building and grading of the site.
- Construction of new utility connections.
- Removal of all existing mature trees on the site.
- Construction of new driveway location on NE Old Salem Road.
- Construction of temporary stormwater facilities.
- The existing building remains open and in business.
- The parking area is proposed to remain gravel during this phase.
- Phase 2 proposes:
- Demolition of the existing building.
- Abandoning existing utilities.
- Construction of permanent stormwater facilities.
- Landscaping including the plaza.
- Abandoning the existing driveway on NE Old Salem Road.
- Phase 3 proposes:
- Paving and striping of the parking areas.
